The SDS is a precision-made, bespoke metal loft hatch providing certified Fire Rating, superior airtightness, and full compliance with Building Regulations Part L.
Fire Integrity & Thermal Performance:
• Fire Rating: Certified for a One-Way Fire Rating, providing essential safety and integrity to the ceiling compartmentation.• U Value & Compliance: The lid contains 50mm of exposed mineral wool insulation, achieving a U value of 0.32 W/m²K, fully complying with Part L of the Building Regulations.
• Airtightness: Features a concealed seal and a specialised locking system to achieve an incredible airtightness rating, critical for energy efficiency.
Bespoke Sizing & Installation Guidance:
• Custom Sizing: The hatch is made to your exact measurements, requiring the length and width of the loft opening (joist to joist) in mm, with a 5mm deduction for fitting tolerance.• Frame & Protrusion: The hatch frame depth is 63mm (up into the loft), and the finished panel has a minimal protrusion of 7mm from the ceiling, ensuring a subtle, clean aesthetic.
• Dual Lock Recommendation: For widths exceeding 750mm on the hinge side, two locks are recommended to ensure a secure, tight draught seal.
Construction & Locking:
• Construction: Fabricated from corrosion-resistant 1mm Zintec Steel. All hinges and fixings are concealed.• Standard Lock: Tri-drive lock featuring an O-ring seal on the shaft for ultimate airtightness. Optional Key lockable version also available.
• SDS-FR-OS: Please note this product comes with 2 x Tri-Drive Locks.

Though this was not the product I ordered or received the product I did order arrived quickly and securely packed. It was relatively easy to install by myself with the aid of cords and clamps. Thank you, the hatch has vastly improved the appearance of the ceiling.

Brought this loft door as our existing one couldn't be matched by anything on the market other than dropping at least a few inches in length & width smaller or major beam cutting so decided on the bespoke made to measure route.. Well made & actuate construction & quite heavy to put up yourself (Paperwork tells you this!!) Made considerably easier using clamps to lock into situ to screw up. I've fitted a few cheaper ones from well known places that are unbelievably flexy & weak so totally worth the exact fit & construction for me.. Measure twice cut once is important. Would buy again & packing was very good & secure.

After trying a plastic ready made hatch that just wouldn’t close properly, I thought I would have to make one. Then I found the made to measure hatch. A couple of measurements and 5mm adjustments as suggested and the order was made, really simple. The new hatch was really made well and slotted into its hole with ease a couple of clamps to hold it in place while I screwed it in place made life easy and it was fitted in no time. Really recommend this product.
