The SDS is a precision-made, bespoke metal loft hatch providing certified Fire Rating, superior airtightness, and full compliance with Building Regulations Part L.
Fire Integrity & Thermal Performance:
• Fire Rating: Certified for a One-Way Fire Rating, providing essential safety and integrity to the ceiling compartmentation.• U Value & Compliance: The lid contains 50mm of exposed mineral wool insulation, achieving a U value of 0.32 W/m²K, fully complying with Part L of the Building Regulations.
• Airtightness: Features a concealed seal and a specialised locking system to achieve an incredible airtightness rating, critical for energy efficiency.
Bespoke Sizing & Installation Guidance:
• Custom Sizing: The hatch is made to your exact measurements, requiring the length and width of the loft opening (joist to joist) in mm, with a 5mm deduction for fitting tolerance.• Frame & Protrusion: The hatch frame depth is 63mm (up into the loft), and the finished panel has a minimal protrusion of 7mm from the ceiling, ensuring a subtle, clean aesthetic.
• Dual Lock Recommendation: For widths exceeding 750mm on the hinge side, two locks are recommended to ensure a secure, tight draught seal.
Construction & Locking:
• Construction: Fabricated from corrosion-resistant 1mm Zintec Steel. All hinges and fixings are concealed.• Standard Lock: Tri-drive lock featuring an O-ring seal on the shaft for ultimate airtightness. Optional Key lockable version also available.
• SDS-FR-OS: Please note this product comes with 2 x Tri-Drive Locks.

Ordered a made to measure loft hatch as I didn't want to mess around adjusting the size of the hole in my ceiling. When it arrived the size was spot on and it was a doddle to fit, just had to cut a slot in the joist to enable the lock catch to turn fully. The hatch is a good tight fit and is a good looking, quality bit of kit although I did use better screws than those supplied.

The made to measure loft access door worked perfectly for me. A minor problem is that the catch doesn't turn fully through 90 degrees when the frame is fairly tight against the surrounding wood because it's not wide enough, but it's not a real issue, I didn't include the Aluminium cloth insulation cover (£8.50 extra) but I would recommend adding this. Perhaps it shouldn't be an extra? I recommend this product strongly.

I had slight concerns about this fitting, but it is pretty much perfect. Produce looks good and although slightly expensive, getting a bespoke fitting is bound to cost more. I would recommend it.

Was a bit concerned about ordering on-line and possible damage in transit, but needn't have been as was very well packed. Delivered on time. Super easy to fit. Nicely finish product and very discreet when fitted. Came with fixings too.

A great product that fitted perfectly even though the hole wasn't entirely square. I was able to fit it on my own with some difficulty. 3 months on it still looks great and beats the old draughty piece of hardboard that was there previously.

Excellent product in just about every way. Good construction with standard lock and added insulation. Pretty easy to install but you do need a second pair of hands to take the weight. Screws supplied and it fits extremely well. Ordered the wider edging to cover poor plastering. Will order another soon. Well done for delivery and timescale.

Excellent product. Well worth getting the custom size product as it now fills all the space between joists and noggins giving plenty of space for the loft ladder and hauling stuff into the loft! Would have liked an email advising of dispatch as it arrived unannounced but welcome.
