This is the second one I have bought - different house of course :) The hatch is a very sturdy construction and a perfect fit. If your measurements are correct then this is a very easy install - both times. If you are ordering bespoke be prepared for a bit of a wait, it is definitely worth it and I can feel the upstairs landing is warmer - even storm Eunice cant get through haha I am not trade but pretty useful around a tool box. I would certainly recommend this product.
